At the corner of Maple Drive and Charleville Boulevard in Beverly Hills, a rare opportunity has emerged to reimagine what residential development can mean in the context of ambition, identity, and transformation. This site—entitled for a 29-unit luxury mid-rise—offers more than just location and entitlement. It offers a platform.

Through our firm, Incorporated Partners, we are actively pursuing a joint venture with the site’s current owner to reposition this property as the flagship location for StateHouse: our forward-looking, service-integrated residential concept tailored to high-achieving students and young professionals.
This post outlines our development thesis, site rationale, and vision for bringing the StateHouse model to life at this address.

From Passive Residence to Active Trajectory
The traditional luxury apartment building is built around stasis—space, privacy, amenities. But our residents don’t aspire to stasis. They aspire to motion, direction, and belonging.

StateHouse is engineered for that exact demographic: high-potential individuals navigating inflection points in their academic and professional lives. We’re designing an experience, not just a unit—where rent includes access to academic support, career acceleration, curated wellness, and concierge-grade service delivery.

The result is experiential housing—a new category where real estate becomes the container for transformation.

Why Beverly Hills

The opportunity at 149 Maple exists precisely because so few development-ready parcels remain in this part of Beverly Hills. The site is entitled and architecturally envisioned, and we believe it is ideally positioned to serve as the brand-defining prototype for StateHouse.

Our criteria for selection included:

Proximity to elite institutions like USC, UCLA, and AFI
Quiet residential character that supports a high-end experience
Zoning and entitlement path already advanced by the landowner
Cultural cachet aligned with the lifestyle and expectations of our target demographic
Design Direction and Intent
The architectural plans—designed by SPF:architects under the current ownership—present a compelling vision: a strikingly modern, mid-rise structure with articulated massing, deep terraces, and a refined materials palette.
We view the design as a strong foundation for our brand. Should the joint venture proceed, our intention is to evolve the interior program to reflect the service-integrated lifestyle that StateHouse promises.

Proposed building features include:

Rooftop pool deck and open-air fitness terrace
Private wellness amenities including sauna and cold plunge
Library lounge and study space on ground floor
Expansive units with hospitality-grade finishes and generous natural light
These plans are conceptual and subject to refinement in collaboration with the landowner, pending a partnership agreement.
Strategic Value Creation

This flagship is not being approached as a one-off development—it’s a platform play. The building will serve as:

A proof of concept for brand positioning and member experience
A content engine for storytelling, social presence, and community-building
A benchmark for pricing power, with expected premiums above market rents due to layered service delivery
A launchpad for expansion, setting the operational and experiential standards for future StateHouse locations

What’s Next

Incorporated Partners is preparing a formal JV proposal to the landowner and assembling investor interest in parallel. The goal is to align all parties around a shared vision that preserves the architectural integrity of the site while elevating its cultural and financial significance through the StateHouse model.
